Oscar Martin Carter, president of the South Texas Land Company, dreamt of an idyllic community far from the hustle and bustle of the Houston metro area. He set out to achieve his dream in 1891. He acquired 1,756 acres of property in outskirts of Houston. Construction promptly began in 1892.<br />

The Heights was one of the first planned communities of Houston. Martin wanted to maximize the sight’s elevation which naturally protected the area against floods. He invested heavily in electric infrastructures. The result was a Houston neighborhood connected by streetcars.<br />

The 1950s was a trying period for the Houston area real estate market. The neighborhoods declined and the population plunged. The Houston Heights Association was established in 1973. They implemented several measures, such as deed restrictions, to prevent their Houston neighborhood from declining further. Their efforts paid off. As of today the <a target="_blank" href="http://houstonhomesforsale.org/houston-heights-history-boundaries-and-property-for-sale/">Houston Heights</a> is one of only two historical districts found in the city. This has led the Heights to be one of the only neighborhoods that has preserved the Victorian style architecture found during the earlier years of Houston’s development.<br />

The Heights is considered one of the most beautiful places to live in Houston. Beautiful architecture, meticulously maintained parks and a visible skyline give off a sophisticated old world vibe. <p><strong>Packet  Pick Up</strong>:<br />
Pre-registered rally participants will pick up their packets at Marmion Park the day of the rally.</p>
<p><strong>Rally Start:</strong><br />
Rally participants may start their ride any time after 7:30 on the day of the event. Riders must finish by 4:00 pm.</p>
<p><strong>Description:</strong><br />
Entrants will bicycle a 20 mile course through the Heights, Northside, Eastend, Harrisburg, Downtown, 6th Ward and Norhill. The route is on City of Houston bike trails. Each entrant will be issued a rally card, rally map and a scavenger hunt clue list. The rally starts and ends at Marmion Park (18th &amp; Heights Blvd.). Participants may start anytime after 7:30 am. This is not a race! Riders under 12 years of age must wear required safety gear. Riders must obey all traffic laws.</p>
<p><strong>Prize Rules: </strong><br />
To be eligible for prizes an entrant must complete the rally by 4:00 pm and deposit the validated rally card in the prize entry box at Marmion Park. The rally card must have been validated at the check point.</p>
<p><strong>Check Point and Water Station:<br />
</strong>There will be one combination check point -water station near the mid-point on the ride.</p>
<p><strong>Scavenger Hunt: </strong><br />
Each entrant will be provided a list of clues that describe a sight or an object that can be seen along the rally course. The person who finds the most mystery objects will be named the winner. The clue list will have a place to write the address or near-by intersection where the mystery object is located. Scavenger hunt entries must be turned in by 4:00 pm.</p>
<p>End of Rally Party:<br />
An End-of-Rally Party, with live music, will be held in Marmion Park, starting at 4:00 pm.</p>

<h1>Case-Shiller Report Suggests Reversal Of Home Price Trends</h1>

The most recent Case-Shiller report noted a reversal in home price trends. The June report showed:</p>

<li>Home Prices Up In 14 of the 20 real estate markets it covers</li>
<li>National Home Prices Posted A 0.5% Increase For The Month Of June</li>
<li>First Monthly Gain Posted By The Index Over The Last Three Years</li>
</ul>
<p>Builder sentiment has picked up greatly and new permits are up in all but a handful of markets. Both National news and local television are running news reports suggesting that the National real estate market has hit bottom. So, I fee that it is not a stretch to assume that consumers in the Houston area are asking &#8220;Has the Houston real estate market hit bottom?&#8221;</p>
<p>If you listen to Realty Times their most recent <a target="_blank" href="http://realtytimes.com/">video report</a> suggests that the real estate market has not only hit bottom but that it has turned the corner and is on its way up. For those who do not know I think it is only fair to note that Realty Times is a webcast and real estate news site that is owned and operated by the National Association of Realtors. I feel this article to be painting a much to rosey picture of the market place.</p>
<p>With this being the first month that the Case-Shiller index has posted a positive number for appreciation rates and the fact that June is one of the hottest months for home sales. I feel it is much to early to be jumping up and down celebrating the return of the Houston real estate market. I do concede that the National real estate market has hit bottom for some of the markets that have been seeing massive drops in home prices since 2005. But even in these markets there is still a huge amount of inventory left in the luxury home market that will have to be sold off before we will see a true turn around in the housing market. </p>
<p>As for the Houston real estate market, we really have not seen any major problems below the $300,000 price point and likely will not. Now over the last 6 months we have had a considerable increase in inventory levels for $500,000 and above market. In fact as of July, 8th 2009 we had 20.5 months of inventory (months of inventory are defined as the length of time it would take to sell every single listing at the sales rate for the last 12 months) for the $700,000 and above price point. This inflated inventory and high unemployment is likely to prevent the real estate market from turning the corner and shooting back up. It is far more likely that we have found a bottom and will scrap along the bottom until we reduce both the inventory levels in the luxury market and the local unemployment rate. </p>
